HAP - Homeowners Assistance Program HAP provides assistance to qualifying service members who faced a financial loss while selling their home or who simply cannot sell their home. HAP applies to: Military members whose principal residence is in a location where the real estate market has seen a decline due to a base closure or realignment. Service members who were wounded after September 11, 2001, during the performance of their military duties. Service members who were required to move more than 50 miles away from the home because of a reassignment during the mortgage crisis. Surviving spouses of service members who were killed in action after September 11, 2001.   Benefits Private Sale: Homeowner compensation = 95% appraised value before market was affected - the greater of appraised value or sales price Closing costs are reimbursed. Government Purchase: The government may elect to purchase the property at 75% of the purchase price or the mortgage payoff, whichever is greater. The home is then sold to the buyer already located by the homeowner and Realtor. The government pays all Realtor fees. Foreclosure Assistance: If foreclosure proceedings have commenced, an applicant may receive foreclosure or private sale benefits. If you think you may qualify for HAP, give us a call! In the case of a private sale, a Realtor should be used to ensure the home is marketed as effectively as possible to bring in a high offer.
